Mal País for British buyers.
£280K-£1.6M property range, the British community, lifestyle, and what to know before you commit.
The quiet sister to Santa Teresa. Same peninsula, same coast stretch, same waves — but different atmosphere. While Santa Teresa has developed into an active tourist village with upmarket restaurants and bars, Mal País has retained the original fishing-village character. Local fishermen still go out at dawn. The small village square looks much as it did 30 years ago.
Why Brits pick Mal País
Suited to British buyers who want the benefits of Santa Teresa (community, restaurants, active life) without living in the noise. 5-min drive — the same 5 minutes that turn a noisy property in the tourist centre into a quiet home. Most Brits in Mal País spend days in Santa Teresa for meals, activities, community — and come home to peace.
Three reasons
- Lower price — 20-30% less than Santa Teresa for comparable properties. £560K in Mal País ≈ £800K in Santa Teresa.
- Present but smaller community — not Santa Teresa's scale, but real. People know each other.
- Authentic character — Santa Teresa sometimes feels like "London-on-the-beach" with all the good and bad. Mal País is more "fishing village with internationals" — more authentic.
Property types
- Beach villas — £560K-£1.6M. Rare; when they appear, go fast.
- Hill houses with views — £320K-£960K. Mal País Hills offers panoramic views.
- Building lots — £80K-£400K. Custom build options.
- Village houses — £240K-£480K. More traditional, village living.
Daily life
Some excellent restaurants of its own (Costa Rica Fish Market, Burgers and Beers, Soda La Cocina de Doña Iris — local classic). But most social meals happen in Santa Teresa — 5 min drive, 30 options. One main supermarket (Super Mal País), small local shops, small Sunday-morning market. Big shopping = Auto Mercado in Santa Teresa or monthly trip to Pacific Center in Cobano.
Not for you if
- You want nightlife — Mal País is not for that. Santa Teresa is.
- You won't hire a car — no public transport. Car essential, preferably 4x4.
- You don't tolerate unreliable internet — thinner than Santa Teresa. Starlink worthwhile for remote workers.
- You need quick hospital access — serious emergencies require San José evacuation (5 hr). True in Santa Teresa too, but more acute in Mal País.
Mal País is an excellent choice for Brits who already love Santa Teresa but want a bit more quiet and a bit less price. Same community, same waves, same lifestyle — just 5 minutes calmer and 20-30% cheaper.
