Do I have to use all of your services, or can I pick just one?
Pick what you need. Most clients start with one track — finding a property, building on a lot, listing a home — and add the others over time. Nothing is bundled and there's no membership requirement to work with us.
Are your services free for buyers?
Yes. As is standard in Costa Rica, the seller pays the brokerage commission on a closed sale (we charge 6%). Buyers pay nothing for the property search, viewings, negotiation, or closing coordination. Construction, property management, and escrow have their own published fees.
Do you work with foreign buyers?
Most of our clients are foreign — North American, European, Israeli, and South American. Closings are bilingual (English + Spanish), wire instructions are written for international banks, and you do not need to be physically in Costa Rica to close — most of our deals are signed via legalised Power of Attorney.
What regions of Costa Rica do you cover?
Santa Teresa, Mal País, Montezuma, Nosara, Playa Hermosa (Guanacaste), Manuel Antonio, Pavones, and Golfito. If your target is outside these, tell us — we'll either route you to a trusted partner or take it on if we have local coverage.
What's the difference between you and a typical Costa Rica realtor?
Three things. First, we're founder-led — you talk to a principal, not a junior agent. Second, we run eight specialised service tracks (financing, escrow, construction, management, etc.) under one team — most realtors stop at "find and close." Third, we live here and walk the properties before they go on the site.
How fast can I expect a response?
Within minutes during business hours via WhatsApp, and same-day for evenings and weekends. Form leads from the website are escalated to Leo within 2 minutes and walked through within 24 hours.
Can you help me sell my Costa Rica property remotely?
Yes. We list, market, and close remotely all the time. We need a Power of Attorney (we coordinate the apostille / consulate steps) and a few documents — title, plano catastro, uso de suelo, recent municipal tax receipt, and HOA paid status if applicable. We handle the rest.
