Residency on a US$150K purchase
Inversionista residency is granted to foreigners investing US$150,000 or more in CR — and the property purchase meets the criterion. No separate income requirement. Most of our Pacific inventory clears the threshold. The 2-year cédula renews and leads to permanent residency; Mexico permits dual citizenship.

Mexico and Costa Rica signed a Double Taxation Avoidance Agreement in 2014 that is in force. One of only four ratified DTAs Costa Rica holds (alongside Germany, Spain, and the UAE). Treaty assigns taxing rights between both countries and lets you credit CR-source tax against Mexican ISR liability. Among LATAM markets, MX-CR is one of the cleanest fiscally.

Mexican banks generally don't lend on offshore real estate. Many Mexican buyers arrive with USD liquidity from US brokerage accounts (Schwab International, Avenue, IBKR) and pay cash. For the rest, owner financing closes the gap: 20-40% down, 0-9% fixed interest, 5-15 years, mortgage to seller registered at closing.
